Property investment calculators

Free tools to work out rental yield, stamp duty and loan-to-value before you buy.

The calculators in this section cover the sums investors run before an offer goes in. The three stamp duty tools work out the tax on a purchase in England and Northern Ireland, in Scotland and in Wales, each using the current bands and the extra rate that applies to buy-to-let and second homes. The loan-to-value calculator works the deposit, mortgage and purchase price against each other, and the rental yield guide walks through gross and net yield with worked examples.

Stamp duty is a different tax in each UK nation, in name as well as in bands. England and Northern Ireland use Stamp Duty Land Tax, Scotland uses the Land and Buildings Transaction Tax and Wales uses the Land Transaction Tax, which is why there are three separate calculators rather than one. Every tool sits on its own page with a plain explanation of what the result means, it is free to use and there is no sign-up to see a result.

For investors comparing areas rather than single deals, the yield guide pairs naturally with the location research across this site, where average asking prices, rents and gross yields are tracked postcode by postcode.
